  Sales and Purchases of Commercial Real Property. My practice includes the representation of buyers and sellers of commercial and investment real property. I have worked with real estate investors to set up limited liability entities and to purchase and sell properties that vary from single-family residential rental properties to a multimillion dollar factory. My services have included the review and negotiation of loan documents and the issuance of opinion letters for clients financing the purchase of commercial and investment real estate. Transactions from past years include the following:
  representation of the seller of a $2.3 million office building in Delaware County.
  representation of the buyer of a $4.3 million industrial facility in central Ohio.
  representation of the seller-investor of a $3.9 million Hilliard area farm property sold for development.
  representation of the buyer of an $800,000 office building in Dublin.
  representation of the seller of a $650,000 retail building in Worthington.
  representation of the buyer of a $640,000 commercial building in Dayton.
  representation of the seller-investor of a $3 million Delaware County farm property.
  representation of the seller-investor of an $890,000 Madison County farm property sold for development.
   
  Like-Kind Exchanges. My practice includes representing clients who wish to defer taxes by utilizing deferred like-kind exchanges, sometimes referred to as 1031 exchanges. I counsel clients, prepare exchange documents, and handle relations with a nationally recognized qualified intermediary.
   
  Construction and Development. My practice has included the representation of professional homebuilders, subcontractors, architects, engineers, and developers of residential subdivisions.
 
  Condominium Associations and Homeowners Associations. My practice includes the representation of condominium associations and homeowners associations, including updating and amending documents and enforcing compliance with documents.

  Leasing. My practice has included the representation of landlords and tenants of commercial, industrial, shopping center, retail, office, and residential properties in regard to the preparation of leases and in regard to leasing issues, including nondisturbance, attornment, and subordination agreements.
